Seeing it again after dark
A flat you liked online is shown to you on Monday lunchtime, and by one o’clock you know. That is the problem. Go back on Tuesday evening, when it is dark by five now the clocks have gone back, and listen to the street. Wednesday and Thursday are for numbers: the survey, the solicitor, the price of the last two sold on that road. Make the offer on Friday, one figure, firm, and then go and do something else with your hands.
Love
Buying with someone means their pace as well as yours, and they may need a week where you need an hour. Do not read slowness as doubt. On Tuesday evening, let them open every cupboard without commentary. If you are buying alone, bring the friend who always finds the damp patch, and buy them a curry afterwards, one poppadom per fault.
Work and money
The mortgage adviser wants three months of payslips and a letter from work, and the person who signs such letters is on leave until Wednesday. Ask on Monday who can sign in their place. Meanwhile the day job carries on, and Thursday’s deadline is yours. Meet it properly: the flat is bought with a steady salary, not a distracted one.
Body and mind
House-hunting runs on adrenaline and sandwiches eaten standing up. Give your body something to do with it: five-a-side on Wednesday evening, or a run before work. Eat before you make Friday’s offer; hungry people bid badly. And leave the listings alone after ten at night; the flat looks the same at midnight, and so does the price.
